Pursuant to 15-18-212, Montana Code Annotated, NOTICE IS HEREBY GIVEN:

1. As a result of a property tax delinquency, a property tax lien exists on the following described real property in which you may have an interest:

Real Property described in the Jefferson County Treasurer’s Office under Tax Lien Certificate No. 2020000223 and Tax Code Parcel No. 5097 as follows:

Beginning at the Southwest corner of what is commonly known and described as Lot 8 at a stake; thence South 72°53’ E., 120 feet; thence N., 17°07’ E., 40 feet; thence N. 72°53’ W, 120 feet, thence S. 17°07’ W., 40 feet to said southwest corner and place of beginning. To connect said southwest corner of said Lot 8 with the quarter section corner on the South boundary of Section 9 of Township 8 North of Range 3 West of the Montana Principal Meridian, from said corner, run S. 17°07’ W., 201½ feet; thence S. 2°40’ E., 110 feet to Said quarter section corner.

Also the following-described parcel of land beginning at the Southwest corner of what is known as Lot 9 at stake; thence running S.72°53’ E., 120 feet; thence N. 17°07’ E., 40 feet; thence N. 72°53’ W, 120 feet; thence S. 17°07’ W., 40 feet to said Southwest corner, the place of beginning to connect said Southwest corner of said Lot 9 with the quarter section corner On the South boundary of Section 9, Township 8 North of Range 3 West of the Montana Principal Meridian, from said Southwest corner run S. 17°07’ W., 241. 50/100 feet, thence S.2°40’ E., 110 feet to said quarter section corner.

Also the following-described real property beginning at the Southeasterly corner of that certain lot commonly known and designated as Lot 5; thence N. 72°53’ W, 120 feet; thence N. 17°07’ E., 40 feet, thence S. 72°53’ E., 120 feet; thence S. 17°07’ W., 40 feet to place of beginning to definitely locate the portion of said Lot 5, the following connection is given to the Public Survey, viz: Beginning at the Southeasterly Corner of said Lot 3; thence S 17°07’ W., 160 feet; thence S. 89°35’ W., 86.6 feet to the quarter section corner on the South boundary line of Section 9, Township 8 North of Range 3 West.

Also Lot 6, beginning at the Southeasterly corner of add Lot 6; thence N. 72°53’ W, 120 feet; thence N. 17°07’ E., 40 feet; thence S. 72°53’ E., 120 feet; thence S. 17°07’ W., 40 feet to the place of beginning to definitely locate the position of said Lot 6, the following connection to the Public Survey is given, viz: Beginning at the Southeasterly corner of said Lot 6; thence S. 17°07’ W., 200 feet thence S. 89°35’ W., 86.6 feet to the quarter section corner on the South boundary line of said Section 9.

Also Lot 7, commencing at the quarter corner between Sections 9 and 16, Township 8 North Of Range 3 West of the Montana Principal Meridian, and running N. 2°40’ W., 110 feet; thence N. 17°07’ E., 161.5 feet to a point which is the Northwest corner of Lot 6 and also the Southwest corner of. Lot 7, which point is the point of beginning; thence S. 72°53’ E., 120 feet along the line between Lots 6 and 7; thence N. 17°07’ E., 40 feet to the Southeast corner of Lot 8; thence N. 72°53’ W., 120 feet along the line between Lots 7 and 8; thence S. 17°07’ W., 40 feet to the point of beginning.

2. The property taxes became delinquent on June 1, 2021.

3. The property tax lien was attached on August 3, 2021.

4. The lien was subsequently assigned to Guardian Tax MT LLC on September 3, 2021.

5. As of the date of this notice, the amount of tax due is:

TAXES: $3,401.63

PENALTY: $68.03

INTEREST: $879.21

COST: $305.90

TOTAL: $4,654.77

6. For the property tax lien to be liquidated, the total amount listed in paragraph 5, plus additional interest and costs, must be paid by August 3, 2024, which is the date that the redemption period expires or expired.

7. If all taxes, penalties, interest, and costs are not paid to the county treasurer on or prior to August 3, 2024, which is the date the redemption period expires, a tax deed auction will be held within 60 days of the tax deed application date.

8. Any surplus funds resulting from the auction will be distributed to the legal titleholder of record.

FURTHER NOTICE FOR THOSE PERSONS LISTED  ABOVE WHOSE ADDRESSES ARE UNKNOWN

1. The address of the interested party is unknown.

2. The published notice meets the legal requirements for notice of a pending tax deed auction.
