NOTICE OF SALE OF STATE LAND
The Montana Historical Society (MTHS) will offer the following parcel of state land located in Jefferson County, for sale at public auction on Thursday, November 14, 2024, at 2:00 p.m., at the Jefferson County Courthouse, 201 Centennial Street, Boulder, Montana under terms and conditions provided herein.

Legal: Description Tract 1 of COS 222039, Folio 830A, Secs. 24; T2N, R1W
Minimum Bid: $1,110,000
BID PARTICIPATION
A bid packet containing an Offer to Purchase and Bid Deposit Receipt Form and Terms of Sale is available from MTHS upon request, or forms may be downloaded at https://mhs.mt.gov/about/landsale. All persons wishing to participate in the auction of any state parcel indicated above must, on or before November 8, 2024, submit a bid deposit in the form of a certified or cashier’s check made payable to Montana Historical Society equal to five (5%) of the minimum bid indicated for the parcel ($55,500). In addition, an Offer to Purchase and Bid Deposit Receipt Form must be completed and submitted with each bid deposit. Failure to submit the Offer to Purchase and Bid Deposit Receipt Form as provided herein will prohibit participation in the auction. All Offer to Purchase and Bid Deposit Receipt Forms and Payments must be sent to the address shown below.
TERMS OF SALE
1. The parcel is not guaranteed legal access by the MTHS and is being sold “as-is/where-is”.
Title will be conveyed via a QuitClaim Deed.
2. The minimum acceptable bid for each parcel is the value indicated.
3. The parcel will be sold to the high bidder.
4. In addition to the purchase price for each parcel, the purchaser shall also be responsible for the following costs (if applicable) including, but not limited to: Title Insurance, Filing fees, Water Right Transfers, Cost of Closing.
