Good news for your property taxes — but bad for those hoping to sell real estate soon: No Montana region has seen a sharper drop in home prices the last few years than Jefferson County, according to University of Montana research.

County home prices contracted an annual 3.1% from 2023 to 2025 – the state’s most sluggish home price performance over that period, according to UMT’s Bureau of Business and Economic Research. Only four counties in the state saw a price decline, with Jefferson leading the way.

This may seem surprising after county homes saw a robust 32% annual price increase from 2020-22, yet BBER economist Derek Sheehan said the shift reflected a common finding. “The markets that ran up the fastest were also among the first to slow or correct,” he said.
