Boulder’s City Council will consider a project that promises to bring significant new affordable housing to the city’s west side on July 10.
Throwing Dice LLC, a Helena-based company controlled by Andy Sabbatini and Ryan Werner, has proposed constructing 25 duplex homes on 7.49 — currently vacant — acres at the west end of Hauser Road in Boulder.
Each two-unit building would be 3,824 square feet, according to the proposal filed with the city; each unit within would have 1,426 square feet of living space. The homes would connect to municipal water and sewer service; the project site would be irrigated and watered via an existing on-site well.
Access to the development would come via a 500-foot extension of Hauser Road; the homes would be built along a loop within the lot. Throwing Dice is seeking a variance to allow this single point of access; a city ordinance generally does not allow cul de sacs, preferring a through road for access by emergency vehicles.
The Throwing Dice request for a variance argues that the proposed loop roadway would be “adequate” for emergency vehicles. It also proposes a 40-foot wide private access and utility easement that could facilitate “a potential future street connection.”
