LEGAL NOTICE
On Wednesday, January 14, 2026, at 7:00 p.m., the Jefferson County Planning Board will hold a public hearing in the Clerk & Recorder’s Office Conference Room located at 102 South Monroe in Boulder on the following item:
WERNER COMMERCIAL SUBDIVISION
Ryan Werner has proposed a two (2) lot subsequent minor subdivision of a 7.41-acre parcel located in Montana City. The property is currently developed with an existing plumbing shop and an existing mini storage facility. No new development is proposed. The proposed commercial lots will range in size from +3.12 to 4.29 acres. The property is located within the North Jefferson County Zoning District within a commercial zoned area. The property is legally described as Lot 2A-1 of COS 292629 located in Section 15, Township 9 North, Range 3 West.
The relevant information regarding the agenda item may be viewed at the Jefferson County Planning Dept, located in the Jefferson County Courthouse. The Planning Board encourages the public to attend this meeting and voice comments they may have on the proposal. The meeting can be attended in person or remotely. The Planning Dept will accept written comments on behalf of the Planning Board. Written comments must be received for consideration by the Planning Board by January 12th at 5:00 pm. Comments can also be presented to the Planning Board during the January 14th public hearing. The County Commissioners are scheduled to review the proposal on January 27, 2026, at 1:45 pm and the public is welcome to attend their meeting.
